Where can I get special promo MTG cards?
I saw my friends looking up special Magic cards, like a Path to Exile. Where can I get one, besides buying one online?
The Path to Exile promo was a special giveaway to WPN organisers who ran events in stores after the release of Conflux. WOTC has many different promos tied into store play, so usually the best way is to find your local FNM store in your area and start playing there.
Also, sign up for the Magic Player Rewards program and play in WPN sanctioned events. You’ll earn points and receive special textless spells and premium cards in the mail!
Pre-Releases, Launch Parties, FNM, WPN and any Gran Prix or Pro Tour events in your area are also a great way to get promos!
Also, If your the go-to guy in your area for rules questions, why not become a Judge? By judging GPs and PTs you can get exclusive Judge foils not available to players (until they hit the secondary market, that is!)

How to Make Money in a Down Market
Quick cash- no or next to no money
•Birddoging- find leads for others
•Flipping contracts- get a signed contract and assign it to an investor
•Lease options- can hold or flip to another investor
Short term -some cash
•Wraps- Take a property over “subject to “the underlying loan and sell it with owner financing
•Long close- Get a contract and make the seller wait until to have a new buyer
•Lease options- Sell on a lease with option to get a positive cash flow and then either fix their credit to cash out or hope they don’t pay and you can start again.
•Rehab/partner- you find the deal and the partner puts up the money and then you split profits.
Long Term:
Retirement-buy and hold-more cash, (Goal is Free and Clear)
•Rehab and refi and hold
•Long term lease option
•15 yr mtg- paid off quickly. find a partner with a 401 k who wants to retire in 15 years with f and c prop.
Buy in appreciating neighborhood- not because of price appreciation- some event happening
Personal monitary goals- How many deals of each kind do I have to do yearly to achieve my goals
2 Know your market
•Are sales and price going up or down
•Average days on market- increasing or decreasing
•Is the rental market strong? Average days to get tenant
•Is the jobs market going up or down?
3. Get educated
•Join a club- you need to be with like minded folks and network to build a team
•Find a mentor- fastest way to the top without making costly mistakes
- •Go to seminars – you need to buy some material so you can learn. “If you think education is expensive, try ignorance”.
•Listen to cds in your car- forget the radio!! Use your car as your university on wheels. Traffic time is learning time.
4 Know your exit strategies-
What if you can’t sell right away? Can you qualify and refi ? Do you know how to create owner financing by seller all or part of the note?
5. Find money
•Create owner financing with notes- knowing how to do this will allow you to get in light.
•Have a hard money lender and get a pre-qual letter
•Find private lenders
•Research good mtg brokers –know what the terms and rates are for investors
•Clean up your credit
6.Build a team

7-Hang out with winners
Club meetings- form your own mastermind group. Don’t take advice from anyone who does not make more money than you do. Don’t listen to negative people- it’s contagious.

Do your own homework: own comps, see properties, babysit contractor, check loan info, oversee realtor
9- Get started tomorrow
•Have cards made- Ugly hot color- What’s in it for them?
•Make fliers or door hangers and give them out.
•Postcards -non-occupied-recent – foreclosure – free and clear- bad credit
•Magnetic sign on your car- “We Buy Houses”. Don’t tell me it is tacky.
•Call fsbos from paper or internet
•Plastic signs anyplace you won’t run into trouble with the city or county.
